Guidance notes for Landlords

Our aim is to provide you with an excellent service for the Letting, and if you choose, the Management of your property. At all times during our relationship our lettings team are happy to provide guidance and advice.

We have compiled this simple list of points that we feel you should be aware of and which may need to be addressed in advance of letting your property.


CONSENT Ensure that you have the correct consents form your Mortgagee or any Superior Landlord.

INSURANCE Check that you have both contents and buildings insurance that provide cover for the property being let, even if the flat is unfurnished as it comes with white goods and carpets.

MAIL If you have lived in the property please ensure that all contacts have been informed of your move.  Please also arrange with the Post Office to use their re-direction service for at least six months.

ACCOUNTANT/TAX You will need the advice of an accountant or tax advisor (particularly if you are going to be overseas).  We can suggest a couple of specialist firms if you wish.

FURNISHING REGULATIONS Ensure that all furniture in the property complies with the Furniture and Furnishing (Fire) (Safety) Regulations 1988 (As Amended in 1989 and 1993).

GAS SAFETY CHECK Ensure that you have a current Gas Safety certificate issued by a Gas Safe registered engineer (if we are managing we will arrange this).

ELECTRICAL CHECK Ensure that you have a current PAT (Portable Appliance Test) (if we are managing we will arrange this).

CLEANING The property must be professionally cleaned just prior to the start of the tenancy (if we are managing we will arrange this).

GARDENING If the property has a garden this should be tidied and seasonally pruned (if we are managing we can arrange this).

CHIMNEYS Any chimney should be swept prior to the tenancy start (we can arrange this if we are managing the property.

SMOKE ALARMS We would advise that smoke alarms are fitted and in working order (we can arrange this if we are managing the property). You should ensure that the Tenancy Agreement puts the responsibilty for testing and replacing batteries on the tenant.

INVENTORY We recommend that an inventory of the property and its contents is taken and checked at the start and end of each tenancy.

UTILITIES Please do not disconnect any of the utility accounts, we will write to them as soon as we have the meter readings. Please confirm the address to which you would like any final bills sent.

COUNCIL TAX We will arrange for them to transfer the account into the tenants name.

KEYS Please ensure that there are sufficient sets of keys (tenants usually require 3-4 sets and we will need a set if we are managing and we will need details of further keys can be obtained).

TELEPHONE The telephone companies will only take instructions from the account holder.  You will need to notify them at least five working days in advance that you wish to " suspend the line " (Please use this phrase).
